Since 2003, Ramsfield has actively asset-managed hotel real estate equity and debt investments valued at over $2 billion. In addition to our proficiency in the management of debt investments for banks, debt funds and other institutional investors, we are equally adept at managing equity investments for single-asset and portfolio owners. Our products and services focus on the nuances that differentiate both investment perspectives.

Professional and diligent hotel asset management is particularly important since it is continually necessary to reinvest capital into real estate in order to maximize value. Ramsfield is the type of asset manager who will consider investing its own capital into our assignments if our clients do not possess the funds to complete necessary capital projects or simply want us to have a stake in their investment.

Ramsfield internally asset manages every loan in our debt portfolio. Additionally, Ramsfield provides third-party asset management services to outside clients. Ramsfield approaches third-party asset management assignments as if each loan was our own. As loan asset manager, Ramsfield coordinates with co-lenders in high-touch situations, including distressed scenarios, loan workouts, construction management, and recapitalizations. On a day-to-day basis, Ramsfield services the loan, collects remittances, administers reserve draws, and tracks performance covenants.

Throughout our history, we have efficiently managed and been involved with all types of hotel renovations and FF&E replacement programs. As always, our goal is to maximize each investment dollar to insure it is used as efficiently as possible toward increasing cash flow. We have managed real estate ranging from simple select-service hotels in tertiary markets to complex full-service, four-diamond properties located in major urban centers. In addition, Ramsfield has developed significant experience in managing investments in Hawaii.
